The Family Connection

Chad Golem does not operate alone. He requires the assistance of his family to help move money around, recruit victims, hide assets and to deal with victims that have discovered him. His family members provide an array of assitance in these areas. They seem to have a veneer of legitimacy but please don't let this fool you. No one wants to believe the worst in people, but when your money is missing, your time is spent, you haven't been paid and/or your project is half way done, it will be too late. The easiest way to avoid this outcome is to simply avoid Chad Golem and his family. Take the safe route. They can't hurt you if your don't let them. Your knowledge is your power to protect yourself.

Allison Golem

Allison Golem is Chad Golem's wife. She is a mathematics teacher at Mayfield Middle School. Her participation is essential to the success of the fraud scheme. She is the conduit through which all of the money stolen from Mr. Golem's victims is "laundered". It simply passes from Mr. Golem to Mrs. Golem. Mr. Golem does not own any assets of value. Mrs. Golem owns all of the assets, including the house that they live in, cars, bank accounts, etc... Nothing is ever purchased or retained by Mr. Golem.

The Golem's current primary residence was purchased by Mrs. Golem in the midst of their last fraud scheme's collapse. While the Golems were remodeling their new house, Mr. Golem's clients, employees, subcontractors, and creditors were missing over $200,000, and multiple projects were abandoned. None of this money has ever been recovered, but the Golems are still living in their her new, remodeled, house.

Mr. Golem has clearly stated that the ownership structure of his family assets is not a mistake or random happenstance. It is by design. He has admitted this to an attorney of one of the victims in a recorded conversation. You can listen to the audio clip here:

It is important for Mr. Golem to maintain the facade that his wife doesn't know anything, and that no money ever flows to her. Receiving stolen proprty in the state of Ohio is illegal. Mrs. Golem is well aware of her husbands business though. Several of Mr. Golem's victims have contacted Mrs. Golem. One even requested a meeting to give her a chance to explain her purchase of the new house, and what she knew (or didn't know) about any of the missing money. The only response ever received was from her father, George Albert, suggesting that the victims "get an attorney".

In another instance, as part of a judgment obtained by the Colony Lender, Mrs. Golem was subpoenaed to attend a deposition/debtor's exam. She simply failed/refused to show up on two separate scheduled deposition dates. You can read about her failure to appear in the Plaintiff's Motion to Show Cause And Request for Reasonable Expenses. This was filed with the court after she failed to appear for the second scheduled date.

Mr. Golem filed bankruptcy shortly after the Colony Lender's motion. It is widely believed that Mr. Golem did so only to prevent the court from compelling Allison Golem to make herself available to answer questions under oath. Mr. Golem had no other reason to file bankruptcy. He already had many judgments against him that had been active for many years. No judgment creditor had ever been able to collect from Mr. Golem. He doesn't have any assets in his name. He is un-collectible and he knows it. You can listen to him admit it here:

So why file bankruptcy? In all likelihood, they simply decided it was too risky to have Mrs. Golem say anything under oath that might later be contradicted. Bankruptcy provided an expedient way to stop all legal action. Ask yourself, how many normal people with nothing to hide would completely ignore a subpoena... twice. She is well aware of her husbands business, because she is an integral part of it.

Nathan Golem

Nathan Golem is Chad Golem's brother. He is a Realtor working out of the Solon office of his father's real estate brokerage, Re/Max Haven Realty. Nathan Golem refers business to his brother, and helps him manage victims who discover that his brothers contracting business is a fraud. In one case, family friends were referred to Golem Construction for several projects. After one of the projects was abandoned, and they could not get a response from Chad, the owners actually ended up hiring some of Mr. Golem's employees (that he wasn't paying) to finish the project.

When the owner of the Daleford property (also the Colony Lender) arrived back in the country to confront Mr. Golem about his abandoned project, and the defaulted loan, Nathan Golem interceded on his brother's behalf, presenting himself as someone reasonable who could help broker a deal to resolve these issues. Ultimately, a deal was reached whereby Chad Golem would finish the Daleford project within a certain time frame and the original budget. The owner even left Mr. Golem with $1,200 in Home Depot gift cards to get the project restarted. However, as soon as the owner left the country, the Golems reneged on the deal and completely walked away from the project. It became immediately apparent that the owner had been duped yet again, and the entire deal was just a ruse to get him to leave and go back home.

If the victim in this case had done some research he would have found that Nathan Golem is not the upstanding, honest citizen that he purports to be. In fact, he is very much of a tax cheat. Mr. Golem currently has active IRS tax liens totaling $262,067.94 (not including penalties and interest). In addition he has two judgments against him by the State of Ohio for the non payment of personal income taxes. One judgment is in the amount of $16,452.18 and the other is in the amount of $6,901.06. The State of Ohio is actively pursuing the collection of these judgments. In December of 2014, they obtained an Affadavit, Order and Notice of Garnishment which they served on Charter One Bank to garnish Mr. Golem's bank account. They were only able to recover a little over $1,500 from his account, despite the fact that Nathan Golem sells hundreds of properties every year and manages the real estate office that he works out of for his father.

It is highly suspected that his father is able to creatively pay his son to help him avoid the payment of these liens. This would not be the first time that his father did something illegal to help his son avoid the payment of his tax liens. On October 21, 2008 Nathan Golem purchased an investment property from the Secretary of Housing and Urban Development (HUD) located at 11020 Penfield Ave, Cleveland for $30,000 cash. Mr. Golem rehabilitated the property but then realized he wouldn't be able to obtain clear title to sell it without paying all or part of his IRS liens. To avoid the payment of these liens, he simply deeded the property to his father on February 5, 2009, and had his father sell it for him. His father listed the property for sale on February 10, 2009. The property sold on October 10, 2009 for $107,000. The transfer of this property from Nathan Golem to his father Gary Golem, for the sole purpose of defrauding a creditor (the IRS in this case), is called a Fraudulent Conveyance and it is illegal in Ohio, as it is in most states. Unfortunately, the Daleford owner did not have any of this background information before he trusted Nathan Golem. You do. Use the information wisely.

Gary Golem

Gary Golem is Chad Golem's father. He is a Realtor. He owns and operates several Re/Max Haven Realty offices in the greater Cleveland area. He has recruited employees for his son and refered business to him. One of the employees that he recruited for his son is owed over $12,000 in unpaid wages. Mr. Golem is well aware that his son is involved in fraud. With respect to several of Chad Golem's victims, Mr. Golem paid for his son's attorney's fees. The attorney involved admitted as much. While it may be admirable to try to help your children, it is highly questionable when it involves an attempt to obsuscate the truth and harm other innocent people. However, Mr. Golem does not seem to have any boundaries when it comes to helping his children. Gary Golem is no stranger to litigation. You can view all the cases that Haven Realty has been involved in here. How many people or businesses do you know that have been sued that many times? Probably not many. There is an old saying that the apple doesn't fall far from the tree. It is probably very appropriate in this case, given the nature of Gary Golem and his sons.

George D. Albert

George Albert is Allison Golem's father and Chad Golem's father-in-law. Mr. Albert works as a Senior Inspector for ITI International, LLC, presumably working mostly overseas. Mr. Albert helps his daughter and son-in-law conceal some of their assets. He holds three rental propeties in his name that actually belong to the Golems. Mr. Golem told multiple people, multiple times, that these three rental properties were actually his and that George Albert held them in his name so that no creditors of Mr. Golem would ever be able to place a lien on them. The phrase Mr. Golem used was, "judgment proof". Mr. Golem has an "all-encompassing" Power of Attorney with regards to these properties. This Power of Attorney allows him to do anything that a regular owner of the properties would be able to do, including sell and hypothecate them. Several of Mr. Golem's victims have e-mailed Mr. Albert giving him the opportunity to clarify the ownership of these properties. His only response has been to suggest that they "get an attorney". Mr. Albert (because he is the owner of record) is currently being sued in foreclosure proceedings regarding one of the properties, by one of Mr. Golem's victims. You can read about that property here. The victim and his attorney have never heard from Mr. Albert or his attorney. The only attorney that they have ever dealt with is Mr. Golem's attorney. Why? Because Mr. Albert isn't really the owner. He is simply holding these assets for his daughter and son-in-law to help shield them from creditors.
